6 Reasons Realtors Need to Be Ahead of Real Estate Marketing Trends

In today’s world, real estate agents need to be ahead of the market trends. That means they have to stay on top of all the latest technology and know how to use it. A recent study showed that 61% of potential home buyers found their agent online before ever speaking with them for a listing appointment. This is a huge change from even 10 years ago, when most people would find an agent through word-of-mouth. In this blog post we will discuss 6 reasons reasons how real estate agents can  be ahead of the real estate marketing trends!

Real Estate Technology is Ever Changing

The real estate marketing has changed a lot over the past couple of years. The industry is going through a transformation and it’s important that your marketing reflects this change! As buyers rely more on online resources to find their next home, agents need to make sure they are reaching out in all different ways. In addition, always be aware of new and exciting products/features that are being rolled out. I can’t being to explain how many agents tell me that they never knew some tools and programs existed. 

2. Understand Social Media Trends

Using social media in your real estate business can be pretty beneficial to staying on top of real estate marketing trends. According to recent studies, 92% of home buyers and sellers found their agent through online research (Zillow). Social media gives you the opportunity to engage with potential clients who are looking at homes they like online. Social media is a great way for you to showcase your brand and show the most authentic version of yourself. The most important thing to know is that every platform has it’s dedicated audience demographic, so it’s crucial you know yours.

Platforms like Instagram, LinkedIn, and Facebook are always introducing new features. I remember the days before Instagram stories even existed! Instagram stories were introduced to compete with Snapchat, and it seemed to work! Next was Instagram Live, then Instagram TV, now it’s Instagram Reels. It never stops, it can never stop. It’s all about innovation and you, as an agent, should be right there in it! 

This is why you need to make sure that you are using all the latest social media tools and trends. This way, when your potential clients go online to research homes they like, you’ll be top of mind. 

Short videos on YouTube have become very popular over the past couple years. These are called “Shorts”. Think of Instagram stories but YouTube! YouTube is investing a lot of money and resources into successfully launching shorts so they providing Shorts creators a MASSIVE amount of exposure. YouTube is the second largest search engine, so why wouldn’t you want to take advantage of it?

3. Your Competition is Waiting

Agents are out there waiting for you to make a mistake! I don’t mean this in a bad way, but your competition is always waiting for you to mess up. They think that if they just wait it out and work smarter and harder than you behind the scenes then one day it will be their turn to pick up your slack. The reality of life as an agent or broker is that you cannot afford to make mistakes when you are keep up with the latest real estate marketing trends. 

4. Subscribe To News Publications

Subscribe to periodicals like BOMA, CIRE, or Forbes. You can find out if recent trends are cyclical or secular. If the trend is cyclical, then you should just go with it. But if the trend is secular, then you need to be careful and not get caught up in it.

5. Track Local And Global News

Information is important when you’re tracking trends in the market. You need to stay on top of local and global news, like plans for new developments in your neighborhood and what people are saying about consumer confidence. You also want to know what’s happening with interest rates.

6. Set Up Google Alerts

Here’s a tip that think is heavily overlooked. If you use Google products like Gmail, Chrome or G-Suite (the new name for Google Apps) then set up some email alerts. You can do this by searching “Google Alerts” in the top right hand corner of your screen and clicking on it! This way if anything comes up online about trends that could impact your real estate marketing strategy, you can be the first to know. With key terms in your particular areas of expertise or interest, this is an easy way to let someone else do the daily scouting for fresh intelligence on your behalf.
